Do I need a permit for a dumpster at my Sarasota home?
Not for a container sitting on your own driveway, which is where most residential drops go. Placement in a street or the public right-of-way is a different matter and generally needs approval first, and inside the city limits that starts with the City of Sarasota. How much container does a whole-house cleanout here really need?
More than people guess. A slab house pushes everything into the garage, the attic, the lanai and the shed, and those four spaces together hold far more than a single room ever suggests. A garage plus a shed usually fills a 15 yard. Add the attic and the lanai and you are into a 20 yard. Walk each space, count how many pickup loads it looks like, then call us before you book the smaller box and run out of room halfway.
My 55+ community limits how long a dumpster can stay. Can you work with that?
Yes, and we plan for it. Plenty of villa and condo associations in Sarasota cap a container at a set number of days, require it on the driveway rather than the street, and want the manager notified before delivery. Send us the rule and we will schedule the drop and the pull inside the window, or split a large job across two shorter sets. Get the approval in writing first, because associations change their placement rules more often than anyone tells the residents.
My house is from the 1950s. What should I test before demolition starts?
Assume asbestos until a test says otherwise. Pre-1980 Sarasota stock routinely carries it in floor tile and mastic, pipe and duct wrap, popcorn and textured ceilings, cement-asbestos siding and roofing felt, and anything pre-1978 is presumed to have lead paint under the EPA renovation rule. We cannot take asbestos-containing material in any container. Florida DEP and the Department of Health set those rules and they do change, so verify before the first wall comes down.
What can I not put in the container?
No liquid paint, solvents, pesticides, fuel, motor oil, batteries, tires, propane cylinders, appliances holding refrigerant, and nothing containing asbestos. Leftover paint and household chemicals belong at a Sarasota County or Manatee County household hazardous waste drop-off — start with Sarasota County.
