Demolition on the Suncoast is rarely a whole building. It is a pool cage that came apart in the wind, a carport being replaced, a shed that rotted from the bottom, a dock or a seawall section coming out, or the inside of a house stripped back to block and stud. Each of those is a different debris stream with a different weight profile, and the container plan follows the material rather than the square footage. Tell us what is coming out and in what order and we will stage the swaps to keep your crew loading instead of waiting.

The mid-century remodel is a Sarasota job in its own right. Terrazzo comes up, jalousie frames and single-pane aluminium windows come out, plaster and lath give way, and there is usually a wall of built-ins nobody has touched since the sixties. Before any of that is loaded, make one call to a salvage buyer — the Sarasota School of Architecture stock and the period homes around it hold hardware, lighting and casework that people actively hunt for. Impact window replacement runs alongside it and produces its own heavy, awkward stream: see jobsite roll-off service for phased work.

Then the regulated part, and we are blunt about it. Demolition generally triggers an asbestos inspection and a NESHAP notification before work starts, and the southwest Florida debris disposal guide covers how the material has to be separated at the container. We cannot accept asbestos-containing material in any box we own, at any stage, for any customer. Add Sunshine 811 locates before anything is dug, broken or driven, and remember that Sarasota County, Manatee County and the cities inside them each run their own permitting.

Demolition Work We Run Containers For

Lanai And Pool Cage Tear-Off

Screen cage aluminium, kickplate, screen mesh, fasteners and the framing that twisted in a storm. Bulky and light, so the box fills on volume long before the load approaches any weight limit.

Interior Gut-Out

Drywall, plaster, ceilings, cabinetry, flooring, insulation and trim back to block and stud. Mixed and dense in places, and the swap schedule matters more than the container size does.

Mid-Century Remodel

Terrazzo, jalousie frames, single-pane aluminium windows, plaster and period built-ins. Sarasota School of Architecture stock deserves a salvage call before any of that material reaches a container.

Impact Window Replacement

Old aluminium frames and single glazing out, impact units in. Glass and frame together make a heavy, awkward, sharp-edged stream that wants its own box and careful loading.

Carports, Sheds And Fences

Post-and-beam carports, rotted sheds, wood privacy fence and vinyl panels. Straightforward work, though metal roofing and structural steel are worth pulling out for scrap before loading.

Dock And Seawall Removal

Decking, treated pilings, stringers, marine hardware and broken cap. Waterfront access is tight, the material is heavy and wet, and nothing may be stockpiled where runoff reaches the bay.

Condo Milestone And SIRS Repair

Spalling concrete, balcony edges, railings and walkway sections coming out while residents stay in the building. Placement needs board approval and frequently a fire marshal sign-off too.

Storm-Damaged Structures

After Helene and Milton in 2024, surge-soaked interiors and wind-wrecked cages, soffit and roofs. Saturated material is far heavier than the same debris dry, so we size down and swap more often.

Sizing A Demolition Container

Bulky demolition debris wants volume, so most of this work runs on a 30 yard. Cage aluminium, cabinetry, framing lumber, screen and insulation are light for the space they occupy, and a box that closes out on volume is the efficient outcome. A 20 yard is the better choice on a tight lot, a barrier-island driveway or a condo parking bay, and it is also right when the load carries dense mixed material such as tile, plaster or mortar. The 40 yard suits high-volume, low-density tear-offs with genuine room around them, though it needs a long clear approach that plenty of Sarasota sites simply do not have, particularly on the keys and in older neighbourhoods where the drive is short and the approach is tight. Anything concrete-heavy — slab, block, terrazzo, spalling repair debris — belongs in its own small box instead, because weight will close that load out long before the space runs out.

Asbestos, Locates And Condos With Residents In Them

Three things stop demolition jobs here. Asbestos is the first: demolition generally requires an inspection and a NESHAP notification before work begins, Florida DEP and the Department of Health regulate the removal, and we cannot take asbestos-containing material in any container. The second is locates — call Sunshine 811 before anything is dug, broken out or driven over, because irrigation, low-voltage and gas runs are shallow in sandy ground. The third is occupied buildings. Condo milestone and SIRS repair happens with residents living overhead, so the container needs board approval, a placement that keeps the fire lane and ADA stalls clear, and often a fire marshal opinion as well — our condo repair debris guide goes through it. Requirements here have changed repeatedly — confirm the current position with your association attorney and engineer.

Demolition Debris Removal FAQs

Do I need a permit to demolish a lanai or a shed?

Usually yes, and which office issues it depends entirely on where you stand. Sarasota County, Manatee County, the City of Sarasota, Venice, North Port, Bradenton and Longboat Key run separate permitting, and structural demolition, pool cage removal and dock work are treated differently again. Start with Sarasota County or Manatee County, then check the city if you are inside one. Our permit guide covers container placement separately, and rules change.

Can I put asbestos material in the dumpster?

No. Not wrapped, not bagged, not buried under other debris, not in any container we own. Pre-1980 Sarasota stock routinely carries asbestos in floor tile and mastic, pipe and duct wrap, textured ceilings, cement siding and roofing felt, and demolition generally triggers an inspection and a NESHAP notification before work starts. Licensed abatement handles removal and disposal. Florida DEP sets the framework and it is revised from time to time, so confirm the current requirement.

What is different about condo milestone and SIRS repair work?

People are living in the building while you work, which changes everything about placement. The association has to approve the container spot, it usually cannot block a fire lane, ADA stalls or the only loading approach, and the debris arrives in bursts as balconies and walkways are opened up. Spalling concrete is heavy, so it goes in a small dedicated box. These structural inspection obligations have been amended more than once, so an association should confirm current requirements with its attorney and engineer.

Do I need utility locates before demolition?

Yes, and it is free to arrange. Call Sunshine 811 before you dig, break out a slab, pull pilings or run heavy equipment across a yard. Sandy soil here means irrigation lines, low-voltage cable and gas service often sit shallower than people assume, and a seawall or dock job puts you close to services running to a dock pedestal. Allow the statutory notice period, mark the site, and keep the container off marked runs.

Our house flooded in Helene and we are gutting it. What changes?

Weight and speed. Surge-soaked drywall, insulation, cabinetry, carpet and contents hold an enormous amount of water, so a container fills to its legal haul weight while it still looks half empty — we size down and swap more often rather than risk an overweight load. Mould takes hold in roughly a day or two, so wet material has to leave fast. Keep vegetative storm debris in its own clean load, because mixing gets the ticket reclassified at the scale.
