Nokomis sits just north of Venice on the Trail, and from the yard it is about forty minutes — either straight down US-41 through Osprey and Laurel, or I-75 to the Laurel Road exit and west. It is a small place with a long history by Florida standards, and the housing shows it: modest 1950s and 1960s block houses on the mainland side, older Florida cottages near the water, canal homes off the Intracoastal, and then Casey Key across the water, which is a completely different job.

Everything on the mainland is slab-on-grade and most of it is due for something. We do a lot of full interior refreshes in houses that have not been touched since the original owners — carpet over terrazzo, original kitchens, jalousie windows going out for impact glass — plus re-roofs, lanai and carport rebuilds, and estate cleanouts when a family place changes hands. The waterfront and canal properties add dock and seawall work, and the whole area picks up tree work after every wind event, with live oak, sabal palm and Australian pine coming down in quantity.

Casey Key is the part that needs planning. Access from the north end is the Blackburn Point Road swing bridge, which is a narrow one-lane historic swing span with a real weight limit, and it is not a route a loaded roll-off truck treats casually. We generally work the key from the Albee Road bridge at the south end instead, and we will tell you honestly which container size we can get to your address before you book rather than after. The key took surge from Helene in late September 2024 and then Milton’s landfall on Siesta a fortnight later, and there is still restoration and elevation work running on that stretch of sand. Drives out there are short, often shell, and the water table is high enough that soft ground is a genuine constraint.

What we know about working in Nokomis

Nokomis is unincorporated Sarasota County, not the City of Venice, so right-of-way questions go to the county even though Venice starts a couple of miles down the road. On a private drive you generally need nothing; in the road or the right-of-way you normally do, and requirements change, so confirm with Sarasota County before you plan around a street set. The practical issues here are ground and access. Sandy soil with a high water table means a side yard or an unpaved apron that looks solid can rut under a loaded truck after a wet week, so protection boards go down every time and we will look at the approach before we commit. On Casey Key and the canal streets, plan on a smaller box — a 10 or 15 places where a 30 simply does not, and short shell drives fill up faster than people expect. Older Nokomis houses are frequently pre-1980, which means asbestos is a live possibility in floor tile and mastic, pipe and duct wrap, textured ceilings and roofing felt, and pre-1978 stock carries lead paint under the EPA RRP rule. We cannot take asbestos-containing material in any container. If you are gutting an old house, get it surveyed first and keep that stream out of our box.

Permits, streets and placement in Nokomis

On a private driveway in Nokomis you generally do not need a municipal permit.
