Longboat Key is a twelve-mile barrier island with one road down the middle and a bridge at each end, and it is its own incorporated town — the Town of Longboat Key — with its own rules, its own approvals and its own way of doing things. It also straddles the county line: the south end is Sarasota County and the north end is Manatee County, and the town sits over the top of both. From our yard we come in one of two ways, south through Sarasota to the John Ringling Causeway and up Gulf of Mexico Drive, or west on SR-64 and down over Longboat Pass from the Anna Maria side. Which one we choose depends entirely on where your address sits on the island, and it can be a thirty minute difference.

The building stock is condo towers and mid-rise associations along most of the Gulf frontage, mid-century single family on the bay side and in the older village at the north end, and high-end newer construction filling in throughout. That makes association work the backbone of what we do here. Florida’s milestone inspection and structural integrity reserve study requirements have driven a sustained programme of balcony, railing, walkway, spalling concrete, waterproofing and re-roofing repair across these buildings, and it is scheduled, staged, board-approved work with contractors booked months out. Those requirements have been changed repeatedly since they were introduced, so an association should confirm its current obligations with its own attorney and engineer rather than take anyone’s word for it.

Then there is 2024. Helene’s surge in late September crossed this island end to end, and Milton came ashore at Siesta Key two weeks later with the wind. Ground floors, garages, lobbies and bay-side single family took water, and the restoration, elevation and rebuild work from that is still running. Surge and wind are different jobs with different container plans — saturated drywall, insulation, cabinetry, flooring and contents out fast on one side, roof, soffit, fascia, cage, dock and tree debris on the other — and on this island a lot of properties needed both within a fortnight of each other.

Longboat Key is the strictest placement environment we work in, and that is not a complaint — it is a twelve-mile island with one road and no room for improvisation. The Town of Longboat Key is a separate permitting authority from both Sarasota County and Manatee County, and anything in the right-of-way, on Gulf of Mexico Drive, or visible from it will involve the town. Requirements and lead times change here, so confirm with the town before you plan a placement. On association property the board decides where a container goes and for how long, and where a box would narrow a drive aisle or block a fire lane the fire marshal has to sign off — both approvals before a date is booked. Practically, drives are short, often paver, and parking areas are tight, so a smaller container placed well beats a larger one that blocks a building. Protection boards go down every time. Sandy soil and a high water table mean soft ground under a loaded truck is a genuine risk on the bay-side lots. Vegetative debris — sabal palm, Australian pine, sea grape and live oak — rides as a clean separate load, and nothing gets staged where runoff reaches the Gulf or Sarasota Bay.

Getting a truck to you

For the south end we run US-41 through Sarasota, over the John Ringling Causeway, past St. Armands and north over New Pass onto Gulf of Mexico Drive. For the north end we take SR-64 west toward Anna Maria and come down over the Longboat Pass bridge. Picking the wrong end costs half an hour on a twelve-mile island, so we always confirm the address first. Season traffic on the causeway and at St. Armands Circle is the main delay, and both bridges are drawbridges. Give us the building name, the gate or gatehouse instruction, and the approved placement, and we will hit the window.

Permits, streets and placement in Longboat Key

On a private driveway in Longboat Key you generally do not need a municipal permit.
